Plumbing Project Manager

This position is responsible for evaluating, planning, managing and executing industrial plumbing and piping projects.
Communicating with internal support departments, representing CMS to the client or project sponsor, and ensuring safety, quality
and profitability throughout project life cycles are keys to the success of this position.


• Project management and estimating for Concept to Completion/Design-Build, Plan & Spec or T&M type plumbing projects.
• Understand all aspects of a project to successfully estimate, plan and execute the project.
• Represent the CMS brand and values to our clients and partners.
• Communicate and Collaborate with all stake holders.
• Clients, project sponsors, vendors, construction partners, sub-contractors, internal support teams, field supervisors/employees, and the management team
• Maintain a good working relationship with our Client’s and Partners.
• Ensure projects are executed per the proposal, scope of work and remain on-time and on-budget and profitable.
• Ensure that all projects are completed correctly with the highest level of quality.
• Ensure that all projects are completed safely.
• Possess Self-Motivated and self-management skills and the ability to work with limited supervision.
• Possess Confidence, ambitiousness, drive, common sense and decisiveness.


• Attend pre-bid meetings and walk-throughs.
• Download bid packages (plans, specs and bid info) and save to client folders on the company server.
• Prepare and revise estimates & proposals and present them to the clients. Follow up on open bids.
• Send out bid information to vendors and sub-contractors to acquire pricing.
• Negotiate with vendors and buy materials. Set up accounts with new vendors as needed.
• Evaluate sub-contractors and award work. Manage subcontractors.
• Determine the necessary trades and headcount needed for a project. Work with Workforce Management Department to schedule skilled tradesperson.
• Coordinate per diem for out-of-town projects.
• Forecast long term & short-term workloads.
• Coordinate pickup & deliveries with CMS shipping & Receiving Department, Vendors, suppliers, service providers and subs.
• Set up new jobs with accounting.
• Track costs on projects and make sure they align with project estimate.
• Generate project billings with accounting.
• Develop product submittal documentation.
• Put together closeout documents (O&M manuals).
• Maintain job files and records (electronic & paper).

• Kick-off projects with site foreman and/or site superintendent.
• Attend project and project related meetings.
• Make site visits to jobs sites to track progress and ensure quality and correct installation.
• Travel to out-of-town projects as needed.
• Plan out projects.
• Develop and maintain project schedule.
• Support project field staff to enable them to successfully execute assigned project.
• Coordinate with the design department on projects.
• Coordinate as-built drawings on projects (some in house / some outsourced).
• Identify and prepare change orders and negotiate with customers.
• Attend CMS weekly department and project management meetings.
• Report to progress and completion to CMS management team.
• Attending safety training for various customers and jobsites. Maintain necessary safety and site training.
• Apply for permits for jobs. Coordinate inspections for various projects.
• Determine most effective equipment needs for jobs.
• Make tool and equipment lists for new jobs. Work with Tool department on tool and equipment issues.
• Schedule rental equipment with rental companies.
• Source specialty tools as needed for projects.
• Identify problems and solve potential project problems, conflicts, schedule and material delays.
• Promote a collaborative environment.
• Seek and promote additional project work and opportunities with clients and customers.

• Ability to read and interpret construction drawings (plan sets, blueprints, structural, P&ID, isometrics, elevations) and create take-offs from drawings and project documents.
• Possess advanced knowledge and understanding of the plumbing trade.
• Ability to read and understand plumbing and general construction documents.
• Ability to create ISO’s, P&ID’s, and other hand sketches to communicate project needs to project partners and support departments.
• Ability to lead and motivate others. Must possess a positive attitude.
• Ability to work under pressure during challenging times.
• Ability to manage multiple projects at a time. Willing to seek help when needed.
• Excellent organizational, presentation, and interpersonal skills.
• Knowledge of general safety rules regarding LOTO, confined space, scaffolding, trenching, excavation, and fall protection.
• Knowledge and understanding of plumbing codes, inspection process and licensing requirements.
• Attending trade-related training and CEU’s as required and beneficial for employee development.
• Seek advice or consultation from supervisor, senior management and support departments when critical problems are identified with a project or assignment.

• 5+ years of estimating and managing commercial or industrial plumbing construction projects.
• Preferred college or university degree or trade school in a construction/plumbing related field.
• OSHA 10 safety training required. OSHA 30 safety training preferred.
• Preferred that applicant holds and maintains plumbing license in a jurisdiction that required examination to obtain license.
• Some prior field experience in the plumbing trade preferred.
• Maintain a valid driver’s license and clean (insurable) driving record.

• Frequently required to sit at a desk/workstation for long period of time.
• Ability to work at a computer terminal for extended periods of time.
• Digital dexterity and hand/eye coordination in operation of office equipment.
• Medium to heavy lifting and carrying of material or equipment.
• Ability to speak to clients/employees/trade partners/colleagues/etc. via phone, online, written or in person.
• Maintain body motor skills sufficient to enable incumbent to move around a jobsite.
• Ability to analyze unique situations and develop appropriate response.
• Ability to frequently travel by car/truck. Occasional travel by plane, train, UTV or boat.
• Ability to withstand and adjust to adverse weather conditions (heat, cold, rain, wind, snow, etc.) while on jobsites.
• Ability to physically and legally operate a company owned vehicle such as automobile, pickup truck or van (non-CDL).
